Williamson County, TN Biohazard Cleanup Coverage

Our Nashville team covers every part of Williamson County, from Brentwood and Franklin to the rolling rural land around Leiper's Fork and the newer neighborhoods in Thompson's Station. If something has happened in a home or business here, one phone call to (615) 513-5112 starts the process.

Williamson homes tend to be larger and more expensive than elsewhere in the region, which affects how carefully materials are assessed and documented. This page covers the communities we serve, the property considerations specific to this county, and what to expect.

Communities we travel to

Franklin is the county seat. The other incorporated towns are Brentwood, Nolensville, Fairview, Thompson's Station and the Williamson side of Spring Hill. Each has its own page if you want more detail:

Unincorporated areas such as Arrington, College Grove and Leiper's Fork are covered too.

Why documentation matters more in high-value homes

Census figures put the median owner-occupied home value in Williamson County at $751,900 for 2020 to 2024, the highest of the counties we serve. Nearly 79 percent of homes are owner-occupied. Higher-end finishes such as site-finished hardwood, natural stone, custom millwork and finished basements change the work in two ways.

First, it costs more to remove material that doesn't need to go, so we cut only what contamination actually reached and explain why. Second, your insurer will want clear records. We photograph before, during and after, and itemize what was removed. Our guide on documentation in remediation explains what that file includes. Rebuilding is a contractor's job, and we'll tell you if you need one.

Older homes and historic districts

Franklin has five districts on the National Register of Historic Places, and older homes are scattered through the county. Plaster walls, original heart-pine floors and old trim respond differently from modern drywall and engineered flooring. Some can be cleaned in place. Others hold contamination in seams and gaps. We tell you what we find before anything historic comes out, so you can involve a preservation-minded contractor if you want one. The same applies to older commercial buildings on and around Franklin's Main Street, where a business owner may also need to think about a landlord, neighboring tenants and the public sidewalk out front.

Farm and estate properties

The southern and western parts of the county are a mix of large residential tracts, working farms and older family land. On these properties we often deal with long private drives, guest houses or barns converted to living space, and a well or septic system rather than city utilities. If the home is on septic, tell us, because it affects how we plan for wastewater from the cleanup.

Estate situations also come up, where an older relative has died at home and family members live in another state. We can work with an executor or a single family point of contact, share photos remotely, and leave the home secured afterward.

Agencies involved before cleanup

Where a town has its own police department, that department usually handles incidents inside town limits. Outside them, the Williamson County Sheriff's Office is generally the responding law enforcement agency. A sudden or unexplained death also involves the county medical examiner. Once the investigation is done and the property has been released, we can begin. If anyone is hurt or in danger, call 911 first.

  • Your insurer's name, if you plan to file
  • Which rooms were affected, as far as you know

Better to hold off on

  • Throwing out rugs or furniture before talking to your insurer

  • Hiring a general cleaner for the affected room
  • Letting children or pets back into the space

Questions people ask

Can the work be done without drawing attention from the neighbors?

We keep work as low-key as the job allows. Tell us about HOA rules, shared driveways or parking limits when you call so we can plan where to park and how to move materials out.

We have a finished basement. Does that change the scope?

It can. Finished basements often have carpet over concrete, framed walls and limited airflow. If fluids moved downward from the floor above, we check ceilings and wall cavities below. The multi-room cleanup page explains how spread affects scope.

Is an estate home in Leiper's Fork covered?

Yes. Rural Williamson County is part of our area. For estate situations, see estate property cleanup, which covers working with executors and family members who live elsewhere.

Will my homeowner's insurance pay for this?

It depends on your policy and insurer. Some policies cover some of this work. We provide a written scope, photos and an itemized invoice you can submit. Our insurance questions guide lists what to ask your agent.

Something happened at our office in Cool Springs. Can you work after hours?

Often, yes. For businesses we try to schedule around opening hours so staff and customers aren't exposed to the affected area, and we keep the space closed off until we're done. You get a written record afterward for your own files. The commercial cleanup overview explains how we plan those jobs, including who needs to sign off before we start.

Who decides whether antique furniture can be saved?

We assess each item and tell you whether it can be disinfected or has absorbed contamination. You make the final call on anything with sentimental or financial value, ideally after talking to your insurer.
