How pricing works
Every job is priced from a written scope after we have seen the space. Here is what affects the price, how the online deposit works, and how insurance may fit in.
Why there is no flat price
Two jobs that sound the same can be very different. One room with blood on a tile floor is a different job from a bedroom where fluids have soaked through carpet, pad and subfloor. A death discovered after a day is different from one discovered after weeks. Any company quoting a firm price over the phone, before seeing the space, is guessing.
So we price each job from a written scope written after an assessment. You see what we plan to remove, clean and disinfect, and why, before you agree to anything.
What affects the price
| Factor | Why it matters |
|---|---|
| How many rooms and surfaces are affected | More area means more time, more protective equipment and more disinfection. |
| Porous materials | Carpet, pad, mattresses, upholstery and drywall usually have to be removed rather than cleaned, which adds labor and disposal. |
| How long contamination sat | Over time fluids migrate into subflooring and structure, and odor sources spread. |
| Volume of regulated waste | Contaminated material has to be packaged and disposed of in line with Tennessee and federal rules. |
| Access and conditions | Stairs, distance to parking, utilities being off, clutter or a locked or shared building all affect time. |
| Odor treatment | Some jobs need deodorization after the source is removed; some don't. |
| Travel | We travel from Nashville; farther counties take longer to reach. |
The $2,000 online deposit
If you order online, you pay a $2,000 initial deposit when you submit your request. Please read these points carefully:
- It is an initial deposit toward the requested service, not the price of the job.
- The final price may be higher or lower, depending on the actual scope of work and the written agreement.
- Paying it does not guarantee that work begins within 24 hours. Scheduling depends on availability, the assessment, safe access and release of the property.
- Your request is subject to our review and confirmation before the engagement is accepted.
- How the deposit is handled if a request is declined or cancelled will be stated in the Terms of Service and on the order page before you pay.
You don't have to order online. Many people prefer to call first and talk it through, and there's no charge for that conversation.
Insurance and other ways a job may be paid for
Some homeowner, renter, landlord and commercial insurance policies cover some biohazard cleanup; others don't, and only your insurer can tell you. We provide photos, a written scope and an itemized invoice to support a claim. If the cleanup follows a crime that happened in the victim's home, Tennessee's Criminal Injuries Compensation program may pay up to $3,000 for cleaning and removal of materials, subject to its rules, including reporting the crime to police within 15 days and filing within two years. It is a payer of last resort. Details are on the Tennessee Treasury website.
Read insurance questions to ask and how to evaluate a quote.
Billing for businesses
Businesses, property managers and hotels are billed per incident. No contract or retainer is required. We can send the scope and invoice to whoever handles payment, along with the documentation your insurer or owner needs.
